The restriction covers specific areas, not the whole country. In Athens, the 1st to 3rd Municipal Districts. During 2026, Thessaloniki's A' Municipal Community is added.

The scale shows in one figure published by Capital.gr. Around 4,800 of the city's 7,500 registrations sit inside that one community.

So the restriction does not catch a peripheral corner. It catches the core of the market.

What the property itself now needs
